This is most common method in foreign communities in Seoul. It requires
advance payment of the total monthly rental for the entire lease term.
The contract is usually signed for 2 to 3 years. No money is returned
at expiration of the lease. But pre-paid rental is refundable prorata
for the unexpired term of lease, if the lease is terminated prior
to expiry date. One of the merits of this method is that the landlord
is responsible for maintenance during the lease period. Rent does
not include utility costs such as electricity, water, gas and heating. |

This is a deposit plus monthly payment system. The deposit amount
is about 10 to 20 times the monthly payment. Usually 10% of the total
amount is paid upfront when signing the contract and the remainder
plus one month's rental is paid at the time of actual move. The amount
deposited is returned to the tenant upon expiration of the lease.
The tenant is responsible for maintenance. |

About one-half to two-thirds of the value of the house is deposited
with the Lessor for the lease period. The whole portion is returned
to Lessee upon expiration of the lease. As with Wolsei, 10% of the
total amount of rental is paid when the contract is signed, and the
rest is paid when the lessee moves into the house. Common practice
is that the Lessor is not responsible for maintenance. Accordingly,
the Lessee is required to cope with all maintenance issues by himself
unless otherwise provided in the pertinent lease contract. For example,
replacement of curtains or re-papering of rooms will be on the Lessee's
own expense. Another matter of this payment method is that the key
money deposited to the Lessor will not be returned prior to the date
of expiration of the lease unless a third party signs new lease contract
replacing the existing one. |
